Grenada is one of the most requested Caribbean programs we handle, and the question we hear first is always the same: what will it really cost? The headline figure is $235,000, but government fees, due diligence and family size all change the final number. This guide breaks down every cost for 2026, shows worked examples for different families, and explains the rule changes Grenada introduced this year.

The minimum NTF donation is $235,000 and covers a family of up to four. Including government and due diligence fees, a single applicant pays about $246,500 and a family of four roughly $263,000 to $271,000, before professional fees.

The two ways to qualify

National Transformation Fund (NTF) donation

The NTF route is a one-time, non-refundable contribution to a government fund that finances projects in tourism, agriculture, energy and infrastructure. The minimum is $235,000 for a family of up to four, and each additional dependant beyond four adds $25,000. It is the fastest and simplest route, with no property to manage and nothing to sell later.

Approved real estate

You can instead invest in a government-approved real estate project: from $270,000 when at least two investors buy shares in the same approved project, or $350,000 for a single investor, plus a $50,000 government contribution. The property must be held for five years, after which it can be resold. This route costs more upfront but gives you an asset and possible rental income.

Government fees on top of the investment

Every application also carries fees paid to the government and its due diligence providers. The most important is due diligence at $5,000 for each family member aged 18 or over. Application, processing and passport fees add several thousand dollars more, with the main applicant paying the largest share.

FeeWho paysApproximate amount
NTF contributionFamily of up to 4$235,000
Additional dependant (5th person onwards)Per person$25,000
Due diligenceEach applicant aged 18+$5,000
Application, processing and passport feesMain applicant~$6,500
Application, processing and passport feesEach dependant~$4,000

Worked examples: what families actually pay

The table below uses the NTF route and government fees only. Your final figure will also include professional fees, which vary by firm.

FamilyEstimated total
Single applicant~$246,500
Married couple~$255,500
Couple + 2 children under 18~$263,500
Couple + 1 child under 18 + 1 child aged 18+~$268,500
Couple + 3 children under 18~$292,500

Notice how the jump from four to five people is much larger than the jump from two to four. That is because the $235,000 contribution already covers four people, while the fifth adds a further $25,000 plus fees. If you have a larger family, it is worth comparing Grenada with St Kitts and Antigua, which price families differently.

What changed in Grenada in 2026

Grenada tightened its program this year. Amendments to the Citizenship by Investment Act approved by the House of Representatives require new citizens to spend at least 30 days in Grenada during their first five years of citizenship. The changes also add mandatory interviews, biometric data collection and an integration program. In July 2026, the Prime Minister also confirmed that the new Eastern Caribbean regional regulator, ECCIRA, will be headquartered in Grenada.

The E-2 visa advantage also has a new condition. Grenada is the only Caribbean CBI country whose citizens can apply for the US E-2 Treaty Investor Visa, but anyone who gained citizenship by investment must now show three continuous years of domicile in Grenada before applying. If the E-2 is your main reason for choosing Grenada, build that timeline into your plans.

How long does it take?

Most complete applications are processed in three to six months. You do not need to travel to Grenada during the application, although the new rules add an interview and biometrics, and the 30-day stay applies after citizenship is granted.

Is Grenada good value in 2026?

Grenada is not the cheapest Caribbean program. Dominica starts at $200,000 and Antigua at $230,000. What you pay for with Grenada is the E-2 treaty access, strong visa-free travel including the Schengen Area and the UK, and generous family inclusion covering spouses, children, parents, grandparents and siblings. For many of the families we advise, those benefits outweigh the price difference.
